When a commercial restoration job is large enough to require multiple Project Managers to manage different buildings or parts of the job, a Senior Project Manager may be designated for the project and thus assumes the duties and responsibilities normally assigned to the PM. When a SPM is utilized, the SPM becomes the “chief” or ultimate decision maker of the project. The Senior Project Manager focuses time on communicating with the customer to provide a single point of contact within a project with multiple PMs. The SPM serves to draw communication responsibilities with the materially interested parties away from the PMs, so they can better focus on task completion and documentation of their assigned portion of the project. The Senior Project Manager has the authority to assign and reassign resources, including direction of central supply and project management, as needed to facilitate efficient completion of a project.
Major Duties and Responsibilities
- Uses loss details (e.g., type of loss, occupancy type, approximate square footage affected) to begin preparing the mobilization of resources. The PM should start contacting both internal and external resources and ensure they are on standby.
- Conducts a walk-through focusing on safety, business interruption (BI) needs, customer concerns, and stabilization and emergency service needs.
- Establishes a safety, stabilization, business interruption, and emergency services plan to review with the Project Coordinator (PC) and then present to the customer, explaining the first 48 to 72 hours of services.

- Ensures all work and time is accounted for from the very beginning of the project.
- Develops the full scope of services for the entire site.
- Creates and finalizes resource needs timelines, the project organizational chart, projected milestones, and defining the detailed project tasks and work orders.
- Reviews the full scope of services with the Project Coordinator prior to submitting the full scope to the client.
- Conducts all project planning meeting with the assigned Project Manager (PM), Assistant Project Manager (APM), Resource Coordinator/Supply Supervisor (SS), Project Clerical Administrator Accountant (PCA), and Health and Safety Officer (HSO) to review the scope of services and what resource types and quantities are expected to be needed. - Defines all work orders for everyone on site based on the progress achieved, customer communications, and task completed.
- Manages and plans objectives for the day to Project Managers (PM).
- Evaluates the progress of the project daily. This includes walking the site frequently and communicating findings to the PM to correct issues or address observations. They conduct daily review (end-of-day meeting) with the PM, APM, SS, PCA, and HSO regarding project management, project accounting, health and safety, and resource coordination.
- Directs all efforts of demobilization, finalization of documentation, and compilation of all documentation necessary for final invoice.
Must possess the knowledge, skills, and abilities needed to successfully fulfill the major duties and responsibilities above. Some key requirements to fulfill the position may include, but not be limited to:
- Demonstrated ability to manage and work with other people.
